1. Introduction Welcome to www.Europeandistrictstudios.com. By using our website and booking accommodation through us, you agree to comply with and be bound by the following terms and conditions. Please read them carefully before making a booking. If you do not agree with any part of these terms, you should not use our website.

2. Booking Process

Reservation: To make a reservation, you must be at least 18 years old and provide accurate and complete information. Bookings are subject to availability and confirmation.

Deposit: A deposit may be required to secure your reservation. The deposit amount will be communicated during the booking process.

Confirmation: A booking is only confirmed when you receive a written confirmation via email from us.

Payment: Full payment for the room must be made before or upon arrival, as per the instructions provided in the booking confirmation.

3. Cancellations and Refunds

Cancellation by Guest: Cancellations made more than 7 days prior to the scheduled arrival date are eligible for a full refund of the deposit paid.
Cancellations made less than 7 days before arrival are non-refundable.

Cancellation by Us: We reserve the right to cancel a reservation only in the event of unforeseen circumstances or force majeure. In such cases, the guest will be offered a full refund or, if preferred, assistance in finding alternative accommodation, subject to availability.

No Show: If the guest fails to arrive on the scheduled arrival date without prior notice, the reservation will be automatically cancelled with no refund.

4. Check-in and Check-out

Check-in Time: Check-in is from 16:00 on the day of arrival. Early check-in is subject to availability and may incur additional charges.

Check-out Time: Guests must check out by 11:00 on the day of departure. Late check-out may result in additional fees.

Identification: A valid photo ID (passport, ID card) is required upon check-in.

5. Use of the Property

Guest Conduct: Guests are expected to behave responsibly and respect the property, staff, and other guests. Disruptive or illegal behavior may result in immediate eviction without refund.

Damage: Guests will be held responsible for any damage to the property or furnishings caused by themselves or their visitors during their stay.

Occupancy: The number of guests must not exceed the number stated in the booking confirmation. Unauthorized guests may result in additional charges or cancellation of the booking.

6. House Rules

Smoking: Smoking is strictly prohibited inside the rooms. A cleaning fee will be charged if this rule is violated.

Pets: Pets are not allowed. 

Quiet Hours: Quiet hours are from 00:00 to 07:00. Please respect other guests and neighbors.

7. Liability

Personal Belongings: We are not responsible for the loss, theft, or damage of guests' personal belongings during their stay.

Injury or Illness: We do not accept liability for any injury, illness, or accidents that occur on the premises during your stay.

9. Changes to Terms and Conditions We reserve the right to modify these terms and conditions at any time. Changes will take effect immediately upon posting on our website. It is your responsibility to review the terms regularly.

10. Governing Law These terms and conditions are governed by the laws of Belgium. Any disputes arising from or in connection with these terms will be subject to the exclusive jurisdiction of the courts of Brussels.
